Wildcat's Sanctuary and Ranch Designs

Let's Look at the designs so far for my ranch:

Land to be purchased: 50-100 acres.

Completely fenced in.

Obstacle Course built. Navy Seal Course. Military Specs.

Multiple cabins: 2BR/2Ba and 1 BR/1 BA: Cabins to be blend in with surroundings
in woods, not to be seen until right up on them.

Homestead, 2 or 3 story complete with garage, library, game room, gym, jacuzzi,
pool, fireplaces.

Barns: 12-24 stalls

Round pens:

Security cameras, lasers, CCTV, guards...

Hire employees for working horse ranch and therapists to work with wounded in
our care.

Any comments or suggestions? Have knowledge about what it'll take for permits,
designs, to make happen...ballpark figure to build, contractor willing to build
it....

Sounds like a great idea. One thing you might think of is checking with the Wounded Warriors program to see if there is an engineer-type who can help. It might be good for someone to have a project to work on.

You need to start lising what you have, what you want, what it will look like, and how it will all be laid out. Then if you can find someone to draw it for you, it will be a big asset in your bank presentation.

The other thing that you will need are financial projections with a cash flow projection. Look for entreprenurial programs in your area and talk to local trade schools/community colleges. They are often looking for projects for their students to work on.

I love the concept! It will be interesting to watch it become a plan and eventually a project.

Not sure if this will help but I have had horses for over 15 years, on my property and boarding, and was a banker for years. A couple of ideas: have you tried the SBA for a loan? This sounds like something they will be in favor of. A bank will do the loan and the SBA will guarantee a % of it but you'll need good documentation for the bank. How many horses? It usually requires 2-3 acres per horse. Not sure about construction cost, but it could be about $300 per sq ft for the dwellings? Get some bids for fencing; how much are you considering paying for each horse and what type? Some places donate horses for these purposes? Workers on the ranch could maybe be room and board and about $1,000 to $2,000 p/month? (Equimax.com is a web site for ranch jobs.) Other workers for therapy would be based on the market. You have a wonderful concept and I would think the VA or some other government agency would be of some help as well? Sorry to ramble, but these are my thoughts, and please let me know if you have any other questions? I will be glad to help if I can!
